What is The Process To Purchase A House From An Owner?
Simple and Easy. You complete the online form, or call us and… 1. We’ll call you and arrange a time to meet to discuss your objectives, how quickly you need to sell and the history of the home, and we’ll explain the entire process up to receiving your cash. 2. We will do a survey of your home to help us complete our cash offering estimate. 3. Should you choose to accept, we’ll move quickly to close to get you your cash.
Do We Pay Market Value (Retail) for The Homes We Purchase?
The short answer is no. If your house is in good enough shape to sell on the retail market, you should move in that direction. We only buy houses that are below market value. We have to factor in the cost of purchasing your home and renovating it to put back on the market to sell again. Our goal is to provide you with the cash you need to achieve your objectives and to help you move on quickly without the hassle of worrying about repairing and selling your property.
What are the factors that determine cost in our offer?
  •  House condition
  •  Repair cost to bring the house up to retail value
  •  How long will it take us to make the repairs
  •  How does your house compare to other houses in the area
  •  Commission cost of selling the house after repairs are made
  •  Holding Cost (insurance, taxes, loan payments, utilities etc…)

Is there any cost to start the process? Are you obligated once we give you an offer?

Double-No. Absolutely not.
There is no cost to you to receive a cash contract offer from us, in fact, your net cash savings is usually higher with our contracts because we pay your closing cost and you avoid paying commissions to a real estate agent.

Do you purchase mobile homes?
No unfortunately, we don’t at this time. Only houses and commercial properties.
